Management Fees

Landlord fees
  • Management of assured shorthold residential tenancies from 7.5 % of rent passing
  • Management of commercial tenancies from 10 % of rent passing.
  • Maintenance & repairs, 10% of cost of repairs, subject to a minimum charge of £25, project management £75 per hour.
  • Property re-possession, tenancy terms re-negotiation, application for licences, £75 per hour
  • Residential tenant find, including : ‘right to rent’ checks, production and completion of tenancy agreement, provision of gas safety certificate, electrical installation certificate and Government’s ‘How to Rent Guide’ to tenant, protection of deposit and provision of statutory deposit information to tenant, compliance with The Smoke and Carbon Monoxide Alarm Regulations 2015,   – one months rent
  • Commercial tenant find, provision of lease and attendance to all other associated matters, –  by separate negotiation depending on complexity of the deal.
Freehold management fees
  • Set up and administration of a dedicated bank account for service charges, insurance payments and ground rent
  • Set up of accounting software and production and distribution of annual accounts
  • Production of service charge requests and distribution to leaseholders
  • Arrangement of annual buildings insurance
  • Repairs and renewals
  • Building works
  • Fire alarm inspection and safety checks
  • Cleaning
  • Leaseholder enquiries
  • Up to 10 % of ground rent and service charges passing, with property maintenance subject to a 10% fee.
Tenant Fees
  • We charge a one off fee to cover the cost of credit checks, referencing, assistance to move in, keys and deposit protection of up to £150
